Estimates & pricing

Are estimates really free?

Yes. Estimates are free and there’s no obligation to hire me.

How quickly will I hear back?

Within 24 hours. The fastest way to reach me is to call or text (972) 267-8208.

How much does painting cost?

It depends on the size of the space, how much prep and repair the surfaces need, ceiling height, the number of colors, and whether trim, doors and ceilings are included. That’s why I look at every job before giving a price — you’ll get a clear number before anything is scheduled.

Can I send photos first?

Yes — photos help me understand the job before I come out. Text them to (972) 267-8208 or mention them in the estimate form.

About the business

Who does the work?

I do. Mahnken Painting & More is a one-person operation: I’m Bruce Mahnken, the owner, and I handle your estimate, prep, painting and cleanup.

How long have you been painting?

More than 20 years.

Are you insured? Do you have references?

Yes to both. Ask for proof of insurance and references during your estimate.

Are you lead-safe certified for older homes?

Yes. I’m EPA lead-safe (RRP) certified. Homes built before 1978 can have lead-based paint under newer coats, so I follow lead-safe work practices whenever old paint gets disturbed.

Are you a member of the local chamber?

Yes — Mahnken Painting & More is a member of the Rowlett Area Chamber. View the member profile.

What are your hours?

Mon–Sat, 7 AM – 7 PM.

Services & areas

What services do you offer?

Where do you work?

Rowlett, Rockwall, Garland, Sachse, Wylie and East Dallas, plus Mesquite, Richardson, Murphy, Plano, Fate, McLendon-Chisholm, and St. Paul. See service areas.

Do you paint commercial properties?

Yes — offices, retail spaces and other commercial buildings, inside and out, scheduled around your business hours where possible. Commercial painting.

Can you help me choose colors?

Yes — ask during your estimate. You can also play with exterior combinations in the color visualizer and send me the result.

Getting ready

What should I do before you arrive?

If you can, take down pictures and clear small items from shelves and walls. Let me know about anything fragile or valuable in the work area. Floors and furniture get covered before painting starts.

Do I need to be home while you paint?

Not necessarily. We’ll agree on access and schedule during the estimate — whatever works for you.

When is the best time of year for exterior painting?

Spring and fall usually offer the most comfortable conditions in North Texas. Every exterior paint lists an application temperature range on the label, and in the summer that often means working early in the day. We’ll pick timing that fits your project during the estimate.
